Villa Rental Terms & Conditions

1. Your Booking
Before your booking can be accepted, the leading member of your party must complete and sign the booking form. The person who signs the form shall be deemed to act as the agent for all the persons shown on the form, and that signature binds all members of the party jointly to the Booking Terms and Conditions.
2. Deposit Payment
When booking, a 20% deposit is payable. This deposit must be received with the completed booking form, or the booking will be cancelled. A verbal booking will be held for three days pending receipt of the completed booking deposit.
3. Payment of Balance
Ten weeks before the start date of your booking a final invoice will be sent to you showing the balance due. You must pay this balance at least eight weeks before your departure to Florida. If you do not We reserve the right to treat the booking as cancelled, in which case you may be liable to pay cancellation charges up to 100% of the final invoice in accordance with paragraph 5 below. It is therefore essential that you pay before the eight weeks deadline.
4. Security Deposit
A security deposit of $350.00 is required for weekly bookings and $500.00 for monthly bookings.This deposit will be held on account and refunded to you, less any deductions necessary for loss or damage sustained at the property during your occupancy, and after the return of the key to the office.
5. Cancellation
If you wish to cancel your booking, or part of it , once it has been confirmed, you must do so in writing. The person who signed the booking form must also sign the cancellation letter. To compensate for the expense of processing your booking and for the risk of not being able to re-sell the weeks booked, a cancellation charge is made, as set out below.

The amount payable does depend on when notice of cancellation is received-the more notice you give the less you will be charged. To cover yourself it is therefore strongly recommended that travel insurance be taken out at the time of your booking.
6. Occupancy
The maximum number of occupants must not exceed 6 persons in a 3-bed home and 8 persons in a 4-bed home, not including infants up to two years of age who would occupy a crib/cot (maximum of two permitted). Persons under the age of 18 years must be accompanied by a parent/adult.
7. Arrival / Departure
On the first day of your booking you should not arrive at the home before 4:00 PM. On the last day you must vacate by 10:00 am to allow housekeeping services to be undertaken ready for incoming guest.
8. Alterations to booking
We reserve the right to cancel/alter/amend the booking arrangements you have selected due to any circumstances beyond our control. Although it is unlikely. we reserve the right in these circumstances to offer alternative accommodation of a similar standard without variation to the agreed price. In this event we will notify you in writing as soon as is reasonably possible. You will then have the right to either accept the alternative accommodation offered or claim a full and immediate refund of all the monies you have paid.
9. Changes to facilities
We cannot be held responsible for changes to the described facilities which may occur from time to time due to circumstances beyond our control. Additionally we cannot be held liable for the unforeseen breakdown or failure of any household/swimming pool appliance,equipment or system, before, or during your occupation of the property.
10. Liability
We cannot and do not accept liability, for any death, personal injury, sickness, accident, loss(Including Luggage, personal belongings, motor vehicles etc.) any delay, increased expenses or any other misadventure incurred or suffered by clients, however caused, as a result of any act or default of a company, firm or person concerned with the provision of your travel arrangements, or during your stay at the home.
11. Force Majeure
We cannot and do not accept responsibility for any cancellation , alteration or amendment to your booking brought about by war, riot, civil strife, industrial dispute, terrorist activity, natural or nuclear disaster, fire adverse weather conditions, technical problems, closure or congestion of airports, cancellations or changes of schedules by airlines and similar events which are beyond our control.
12. Security/ Safety/Smoking
During your stay, whenever you leave the property, you are responsible for ensuring its security by closing the windows and locking all doors. Instructions covering the safe use of the property and swimming pool are included in the general information folder at the home.All Homes are strictly NO-SMOKING inside the home.
13. Pets/Animals
Pets/Animals are not permitted in any of our homes.

CHILDREN MUST ALWAYS BE SUPERVISED IN THE SWIMMING POOL AREA.
